Report finds West Palm Beach among most affordable downtowns in the country

WEST PALM BEACH, Fla. — West Palm Beach has one of the most affordable downtowns in the country, according to new research.

"Lots of restaurants, lots of people walking around. It’s cleaned up a lot," said Nathan Berry, a downtown resident. "I feel like I’m always on vacation. That’s why I like living here."

Researchers compiled a list of 30 downtowns using city government data and websites like Zillow and Redfin to compare median house prices, rent, utilities, and public transportation.

Realtors said West Palm Beach attracts people from bigger metro areas like Miami.

"When I talk to clients that are coming from those areas, this place looks super affordable," said J.D. McClintock with EXP Realty. "So it’s all in perspective, really."

The study said the average cost of rent in West Palm Beach is nearly $1,700. The average home price is $345,000.

"I was very surprised to hear that, honestly," said West Palm Beach visitor Al Suttmeier. "There's a lot of money around here."

The study looked at the entire 33401 zip code, which includes areas inside and outside of downtown.

"The stuff that's gonna be closest to Clematis and downtown water is going to be a different affordability then those that are set back further from the water in different areas," said McClintock. "So you have to understand, each of these zip codes can be broken down further and you're going to get a different cross section."

Other affordable downtown areas in Florida that made the list include Orlando, Melbourne, Bradenton, and Ocala.
